Product and context

PIK-Arenda is a property rental service in 6 cities in Russia. The main goal: to make long-term rentals profitable by using automatisation at every stage

Task

<aside> 🤨 -$$ spend money on recruiting a landlord

We got lots of requests for "flat matching" from tenants. After 10 JTBD interviews we uderstood the main clients’ needs. They:

🔑 Don't want to spend a lot of time endlessly monitoring multiple rental sites

🔑 Don't want (or can’t) to call agents to arrange viewings

🔑 Need help checking flat, documents and contract

🔑 Believe in the existence of secret bases with good flats

Hypothesis

If we make such a product for flat matching for tenants, we can use it to attract new Landlords to our service. Sounds strange, I'll explain:

  1. We select a flat from outside our database and sign the contract on our platform
  2. We get the contact details of a landlord who is not working with us for some reason
  3. We provide all our services during living and moving out as if they were our usual clients
  4. We help with moving out and offer the owner to continue working with us. And earn a fee off a new tenant

Expectations

<aside> 🌝 ✨ Landlord’s "retention" 50% (73% in the main product) ✨ The unit economy will converge on the next tenancy ✨ Brand awareness will increase

What landlords will like

I highlighted services from our core product which make sense during the rental period

The first iteration

<aside> 🌝 Product → Find out the tenant's requirements for the flat → Matching suitable options from our and external flats → Get the tenant's comments, make an appointment for a viewing, come along with them → Sign the contract

<aside> 🌚 Riskiest assumptions — Agent will agree to sign our contract — Landlord will agree to sign our contract — Tenant will agree to sign our contract
